Before submitting a subdivision application, or contacting a surveyor, please contact the Planning & Development department to discuss the requirements and anticipated costs.

How many lots can I subdivide from my quarter section?
A ‘First Parcel Out’ or ‘Farmstead’ subdivision occurs on a quarter section that has not been previously subdivided. The subdivision is for one parcel, previously restricted to 10 acres in size. However, Land Use Bylaw No. 18-800 was recently updated and adopted by Council, allowing subdivision of a first parcel out to be a maximum of 20 acres in size.

One (1) lot between 1.2 ha (3.0 ac) and 8.1 ha (20.0 ac) can be subdivided from a full quarter section (64 hectares or 160 acres) without additional applications or plans. One (1) lot larger than 8.1 ha (20.0 ac) may be subdivided from a quarter section but requires rezoning to Agricultural Two (A-2) district, which is intended for small agricultural operations.

A Second, third, or multi-parcel subdivision application requires rezoning to either a Country Residential District One (CR-1) District or Country Residential 2 (CR-2) District, which allows a higher density of development. Depending on the area, a second subdivision on a quarter section may require a minor Area Structure Plan prepared in accordance with Policy 6001.

Other types of subdivisions, such as commercial or industrial uses, are dealt with on an individual basis.

Commercial, industrial, or other non-residential subdivisions are addressed on an as-needed basis.

What needs to be submitted with a subdivision application?

  • A completed Subdivision application;
  • A Tentative survey Plan prepared by an Alberta Land Surveyor indicating physical features, existing developments, dimensions, existing and proposed lot boundaries, natural features and man-made water or drainage features, locations of water and sewer services, and any other items requested by Greenview, in accordance with Development Guidelines & Municipal Servicing Standards (DGMSS).
  • A current certificate of title for the parcel;
  • An abandoned well map; and
  • Fees as outlined in Greenview’s current Schedules of Fees Bylaw.

When does my property need to be surveyed?
You are responsible for contacting an Alberta land surveyor to prepare a Tentative survey Plan prior to submission of a subdivision application. A list of local surveyors can be found in the subdivision application package or can be provided by the Planning & Development department.

After a subdivision is conditionally approved, you are responsible for contacting an Alberta Land Surveyor to prepare a Plan of Survey which meets the conditions of your approval. All costs of surveying are your responsibility; Greenview recommends contacting several surveyors as costs vary significantly. Greenview does not accept Descriptive Plans for any subdivision’s legal plan. Costs vary based on the surveyor, type of plan and number of created lots. In some cases a descriptive plan rather than a plan of survey may be prepared. If you are unsure which type of survey is required for your subdivision, please contact Greenview’s Planning and Development staff.

When will my subdivision be endorsed?
Your subdivision must be endorsed by Greenview before your conditional subdivision approval expires. Before your subdivision can be endorsed by Greenview, you must meet all the conditions listed in your approval. Once the subdivision plan is endorsed, it is returned to the surveyor, who will submit the plan to Alberta Land Titles for registration. Registration of the plan must be completed within one (1) year of Greenview signing the endorsement documents. following endorsement.

How long is the subdivision process?
Subdivision applications can take up to three (3) to four (4) months to process. for approval to be issued. Once approved, the applicant has one year to meet the conditions of approval and an additional year for the new title to be issued.
